With a huge nod to luxury sustainability — and a goal of significantly reducing or eliminating renters’ monthly electric bills — a local development team is betting on the success of one of the most unique apartment complexes to yet be built in Tigard and beyond.

Josh Daniels of DIG Real Estate, who along with his brother Brenner Daniels, has built The Steward in the Tigard Triangle, had this observation of the Triangle’s future: “There’s really two primary uses of the Triangle right now. There’s a handful of big box stores. You’ve got Lowe’s and Costco and WinCo, and then you’ve got a lot of single-family residences that are 1940s ‘50s, ‘60s, and they’re on pretty big lots and they’re fine homes, but they generally are older. I think Tigard’s vision is to is for those, over time, to be either renovated or redeveloped with a more pedestrian-forward design element,” said Daniels.

To encourage development of the area, six years ago the Tigard City Council approved a so-called “lean code” for the area. That makes it easier for developers to receive approval for their projects in a mixed-use zone. It’s both more pedestrian-friendly and also has less restrictive parking codes.

In November, Josh Daniels and his brother Brenner Daniels will open The Steward, a fully electric, 55-unit multifamily development at 7007 S.W. Hampton St., in the so-called Tigard Triangle.

The 500-acre Tigard Triangle forms, you guessed it, a triangle marked by property bounded by Highway 99W to the north, Highway 217 to the west and south and Interstate 5 to the east.
